Upstairs/Downstairs Tour 2026

The Upstairs/Downstairs Tour is perfect for those wishing to experience the entire Mansion in one visit. This ninety-minute tour covers the first through fifth floors of the mansion,  providing visitors with a rare glimpse of the lavish decorative arts and furniture from the previous owners of Lyndhurst. You will visit rooms such as the Mansion`s Parlor, filled with furniture designed by architect A.J. Davis, the opulent Grand Picture Gallery with an original collection of European paintings, and impressive Tiffany stained glass windows. Visitors then climb to the observation tower with panoramic views of the Hudson River and Manhattan. You will then descend the backstairs to view the Butler’s Suite and extensive kitchens, before exiting through the servants’ dining room to visit the c.1911 Laundry Building, complete with original fixtures. Tickets are required for every person on the tour, including children. Due to narrow and steep staircases, children who cannot walk on their own are not allowed on this tour. Tickets sell out quickly and those without tickets will not be allowed on the tour.  Important Information, Please Read: Please be advised that because of its physical demands, this tour is not recommended for individuals with limited mobility.  A limited number of tickets are available for each tour, and tours do sell out.  Some tickets may be available for purchase on-site, but these are not guaranteed.  Please arrive 15 minutes before the entry time on your ticket. If you are late, we will do our best to accommodate you.  Check-in at the Welcome Center. Ticket purchases are non-refundable. A Grounds Pass is not needed if you already have a Tour or Event Ticket.  Children under 12 will not be admitted on this tour due to steep staircases and confined spaces.
